Build Over or Near Relevant Infrastructure

Building work over or near sewers, water mains, stormwater drains and combined sanitary drains must be assessed against the Queensland Development Code MP 1.4 – Building over or near relevant infrastructure (PDF, 515KB). Where it does not comply, a Build Over or Near Council Infrastructure application form applies. 

Fees and Charges

At a minimum, an application fee of $462.65 (GST Exempt) will apply to these applications. This is made up of the following fee adopted in the Register of Cost Recovery Fees 2026/27:

  • Lodgement and Processing - Per Application of $154.05 (GST Exempt)
  • Assessment and Permit - Per Application of $107.10 (GST Exempt)
  • Inspection - Per Inspection of $201.50 (GST Exempt)
  • Additional Inspections - Per Inspection of $166.00 (GST Exempt)
  • Works Supervision - In addition to 'Inspection and Final' fee - $803.75 (GST Exempt) 
    All build over infrastructure projects that require the replacement, modification or encasement of the main, need to have this Fee applied. This fee is to have a Council Representative from Water and Sewerage or Engineering supervise this work to ensure that all workmanship is carried out to all relevant Australian Standards, Local and State Government requirements.
